The Costs and Outlays in buying a house are as follows:

Solicitor’s fees for buying a house

Our standard professional fee for the purchase of a dwelling is €1,500.00 (plus VAT).  This would apply to a property where the purchase price does not exceed €300,000.00. We have set out below our Price List for conveyancing transactions.

As well as solicitor’s fees payable for the house purchase there will be other outlays payable such as the following:

Stamp Duty on buying a house

This is a tax payable by you to the State on the completion of the purchase of a house.  On completion of the purchase of the property, Mulroy and Company Solicitors Galway will stamp the deed transferring the property into your name.

The stamp duty payable is currently 1% of the purchase price where the consideration is less than €1,000,000.  If it is over this amount, the stamp duty is 2%. You can read more about stamp duty here.

Property Registration Authority fees

On the stamping of the Deed transferring the property into your name, Mulroy and Company Solicitors Galway will make an application to the Land Registry or Registry of  Deeds to register the property in your name.

This fees will depend on whether the property is registered in the Land Registry or the Registry of Deeds.

The Land Registry fees payable on the buying of a house depend on the value of the property.

  • Properties valued from €1 – €50,000.00 have a fee of €400.
  • Properties valued from €50,001 – €200,000 have a fee of €600.
  • Properties valued from €200,001 to €400,000 have a fee of €700.
  • Properties in excess of €400,000 have a fee of €800.

In addition to the above if you are obtaining a mortgage, the Land Registry fee for registering a mortgage is €175.00.   If the property you are buying is a Registry of Deeds property but is now to be registered in the Land Registry the fee will €130.00. Law Searchers fees

On completing the purchase of the property Mulroy and Company Solicitors Galway employ a Law Searcher to carry out searches against the property you are buying and the vendors to ensure that there are no judgements or burdens registered on the property or against the vendors which affect your title.  The Law Searches firm have a relevant insurance policy in place.

The approximate fees for employing a Law Searcher in a house purchase are in the region of €90.00.

Commissioner for Oaths fees

On the purchase of a property and if you are getting a mortgage, various documents will  have to be sworn by the purchaser, in particular the Family Home Declaration.

The cost of swearing of these documents is €15.00 – €20.00.

Miscellaneous outlays

This will include postage, stationery etc.  Our standard cost for these is €50.00 (inclusive of VAT).
