The total Costs and Outlays in selling a house are as follows:

Solicitor’s fees for selling a property

If you are selling a property and the consideration does not exceed €300,000.00, our standard fee is €1,500.00 (plus VAT).  If the value of the property you are selling is in excess of this amount, please email Mulroy and Company Solicitors Galway and we will furnish a detailed quotation for selling your property.

In addition to the above the following fees may also be payable:

Fees to obtain the documents

Before selling your house, your solicitor will need to obtain your title documents. If your title documents are with a lending institution a fee will frequently by payable to the lending institution to obtain these documents.  This fee can vary from €35 – €75.

Commissioner for Oaths fees

On the sale of a property, various documents will have to be sworn  by the vendor such as the Family Home Declaration, Declaration re Planning, Section 72 Declaration etc. and in the case of an apartment a Declaration for Lease.  The approximate cost of these will be €40.00

Bank Fees to vacate a mortgage

On the completion of the sale of your property and the redeeming of your mortgage, your lending institution frequently require a fee to be paid before they discharge your mortgage, this fee can vary from €35 – €75.00.

Property Registration Authority vacate fees

While it is no longer usual, this fee may be payable in certain circumstances and this fee is €40.00.
